my grandmother gave me the house back in may 2007 with a grant deed "interfamily transfer" was noted on the deed.. she signed it as trustee of her trust and signed it over to me solely..

i just got the property tax bill in the mail in my name, but where it says current owner, it has my grandma's name!

what gives!? what do i do!?

we filled out the primary change of ownership form, the change of ownership form, the grant deed and the tax hike exemption thing (since it's within the million dollar life time inheritance thing).. all of which were filed with the orange county recorder... i was under the impression that i did everything correctly.... as i was sent back the deed with all of the recorder's stamps on it and stuff....

okay, let me try to be even more clear here...

my grandmother signed a grand deed as trustee of her trust.. my grandma is the trustee of her trust, so she signed the house over to me, Jane Doe, Trustee of the Jane Doe Trust..

we filled out primary change of ownership form, change of ownership form and filed the notarized grant deed, which signed the house over from her (as trustee of her trust) to me..

Where I live the tax department updates their records once a year. The tax bills get mailed out to the address with the owner of record as of January 1st.

I bought my house in May and the tax bill came with the old owner's name on it.

I would check at the courthouse, but it is likely something similar to this and nothing to worry about. You do have to pay the taxes though!!

That is because you didn't assess the property in your name. Take a copy of the trust papers and the current bill to the property assessors office/county office and put you on as the current owner and you may have to change the property deed as well. Make sure you pay the taxes. Otherwise someone else can pay the taxes and lay claim to the house, should they go unpaid.

it was never transfered to you. since the property is under the trust of your grandma and you are only the trustee you technically don't own the property your grandmother is still the owner. talk to the office who issued the tax bill and ask how to transfer ownership without an absolute sale.

What does it say in the property/land title? who is the owner?

In PA this happened to my mom for years with the property my grandparents gave her...It got straightened out at the tax office with no lawyers and no cost...call them.

Probably it is just that the transfer was never registered. To fix that all you would need to do is register it.

However, this is too important a matter to mess around with. Get advice from a lawyer pronto.
