My real estate agent is trying to rip me off by telling me my property needs to repair- cases like bathroom and shower taps are leaking. They had sent me 2 bills in 2 months related to the same problems. I actually went to my property to have a look and found the agent only got a plumber for a quote without fixing anything. Can I have my money back from the agent?

Depending on the nature of the problem, it could be a "health and safety" issue. That means that there's an immediate threat of harm to someone if the items go unrepaired. Also, if you were looking at a home, would you be turned off by the items he noted? Most Realtors will get estimates and the repairs can be paid at closing. But if you're trying to sell your home, and the repairs are legitimate, I would bite the bullet and get the work done / paid for. The objective IS to sell your home!

On the other hand, if you paid him money and the work wasn't done, speak with the Broker or put your complaint in writing. If that doesn't resolve anything, contact your state's Real Estate Commission and file a complaint; no Realtor wants their license scrutinized or jeopardized!

Your real estate agent can advise you on what needs to be fixed but shouldn't really have anything to do with repair jobs unless he is a licensed contractor which he better be if the repair work compensation is more than $300.00. So, in this particular case, and especially if he is not licensed, he/she would do himself/herself a favor by returning the money to keep you satisfied lest you take legal action.

Good Luck,

Barry

Tell them you'll pay as soon as the repairs are made. Most likely it's a miscommunication, not a rip off.
