My flat needs modernising, plumbing a mixture of lead, galvanised steel and copper, Electrics - from meter to fusebox cotton covered rubber, ring main 70's flat twin and earth, lighting circuit replaced 90's

Plumbing first. Then the electrician can bond the pipes or any plumbing equipment needed.

Plumbing first ALWAYS.

Its best if you can afford it to do them both together. Then you'll only have to lift the floor boards once. If your lighting circuits have been replaced, normally cos there wasn't an earth, you could get away with just updating you fusebox and meter tails.

Its pretty much up to you if the electrics are in a dangerous condition by all means repair them. On the other hand if your dripping water all over then plumbing is the priority. You have to choose what you can live with.

Plumbing first. It's easier for an electrician to bend wires around plumbing pipes, than a plumber installing pipes to avoid wires.

If you get electrocuted mostly you get killed. (not trying to scare you).If you have a water leak you just get wet.
That is the way i see it.
I go for the electric.
