Santa needs a lot of space for making toys. He also has a gigantic spy network that spies on every single child to check if they are naughty or nice. Parents rat on their kids a lot , and so does siblings and friends.
So there has to be room for a massive reporting station 24 hrs a day.
Think of the electric and phone bill if he doesnt live there in the snow in a land that nobody wants to own land in.

Santa lives at the North Pole because centuries ago he did some very bad things to the Penguins, who live at the South Pole, and he has had to hide out as far away as he can get from them or they will get even.
