Because there is no record of cash transactions and cash can easily get lost. With a check or money order or debit card then there is a paper trail. Plus, I would rather pay with a check because if the landlord claims you didn't pay for October or whatever month you can show him/her your cancelled check!!

It's Easier, Safer, and more Convenient to refuse to accept Cash for rent.
A personal check or credit card has a good way to track it, while it is not easy to track cash.
If cash is accepted, the manager has to write out a receipt , then has to make sure the large amounts of cash gets safely to the bank. If these large amounts of cash DON'T make it safely, and are deposited, in the bank, someone will point the finger at the Manager and say It's your fault.
IF I were an apartment manager, I would try my best to NOT have to accept cash.

Would you want to let people know that you have cash on your person. In addition, once a check is cash, it's a receipt that you paid your rent. Cash can be lost and stolen

Because they don't want the responsibility of their employees carrying tens of thousands in cash to a bank around the 3rd of every month.

Check is better for you. It is proof that you have paid your rent.
