there asking 70,000, but valued @ 52,410. home looks like it needs repaires. acreage is 1.4180. no ac. no. heat. rooms need to b taped and floated. please help. is the price to high? never dealt w/ buying a home.

No air, no heat, repairs needed, and they are asking 18000 more than the house is valued at?

The house is southwest of Houston, where it gets to be well over 100 degrees in the summer. Air conditioning should be part of the house regardless of anything else. But...

I'd offer $50k and let them know your feelings won't be hurt if they say no - you're not that interested in it anyway.
