As long as the contract hasn't been signed by the buyer, send a letter via certified mail to both the neutral third party and the buyer and advise him/her that your offer to sell the property is WITHDRAWN!

If the buyer has not signed -he has not agreed to the terms of the contract. However, I would send a letter to the third party and the buyer (certified mail) asking that the executed contract be sent to you by X date or you will withdraw your offer. Save a copy of the letter and the certified mail cards when you get them back.
