An appraiser in Ohio can charge whatever the market will bear. In our area $250-$300 is normal. $50 more for manufactured housing or FHA appraisals. Commercial are more involved and there are priced by the subject being valued.

I'm not in Ohio, but in the states I'm familiar with, there are no price controls on real estate appraisals.
Like any service, determine the price before you agree to the service.
I believe I paid $300 for an appraisal just a few years back.

As a loan officer in PA. Appraisals cost between $300 and $500 for real estate. Your loan officer or the appraiser should tell you the price before they come to your home. The norm is $300.

In N. FL, the normal rate is 350-385. Call around, they'll quote you over the phone no problem. As long as it's a normal deal. It's like a lawyer, price goes up when the assignment is really difficult. Like over $1 mill. value could cost 800-1200. Depends on your area. We haven't been $300 since like 2001-2003. They would laugh at you in my area for requesting $250.

Unless the appraiser is doing a VA or HUD appraisal, there is no restriction on the fee.
