I move in a 2 family house 3years ago, i signed a 13 month lease with the first month free. After the 13 months i didnt re-sign a new lease nor have i yet to this date. I just drop my rent off in a drop box. Is my oringal lease valid?

check the terms of the original lease -- is there a renewal clause? If there is no provision for automatic renewal, you are now on a month-to-month basis.

unless you WANT to sign a new lease and perhaps have your rent go up, I would not ask my landlord about it...

Depends on how the lease was worded but I would say that now you are renting month to month. Call your landlord to check. Perhaps they just forgot that you needed to renew your lease. However, they may raise the rent in a new lease or even decide that they want you to move.

Most likely your original lease has converted to a month to month lease. Good and bad news. Good news is you can give 30 days notice at anytime and get out. Bad news, land lord can raise your rent, but then you could always threaten to move out! Most likely the landlord has not forgotten about your lease, he/she is most likely is satisfied having you as a renter and doesn't' want to go through the hassle of getting you moved out, refunding deposit money, getting new renters in, etc. He/she is probably happy to have the steady income and a good renter and doesn't really worry about it.

If the 13 months indicated on the original lease have passed and you haven't resigned then you are basically living there on a month-by-month basis. This can be nice, however, since you haven't resigned the rental agreement is no longer in play and, therefore, rental increases can now occur.
