A flat that is worth that kind of money in London would be the size of a shoebox. Obviously in the greater London area it would vary from a shoebox to the size of a fridge. A dog kennel might be nearer the mark, and even that would be very expensive, I'm guessing but I imagine in and around central London you would be looking at £800 to £1000 per month or even a lot more. In Manchester you would be talking about a real flat and I am not quite sure what you mean by higher price, but the rental price would be a lot less, more likely £400.00, of course location and quality make the difference

The return on capital invested is currently around 5% so you could expect to achieve a rent of around £7500 pa and £9000 pa in london or any major city.
In Manchester you would just get a lot more flat for your money.
If it's about maximising rental returns, the highest returns currently are in the social housing area. Terraced house that could be picked up at auction for under £50,000 can give a rental return of up to 8%
