I was in a similar situation, couldn't find a home for sale that I liked. When I started I went to Lowes and got a book that had loads of plans and suggestions. I read through it and it gave me allot of ideas. I never used any of those plans but it was an easy way to get started. I built in a rural area and because a lack of contractors that I felt I could trust I went modular, not manufactured. I am not recommending you go modular, I am not recommending you don't. I would recommend you research different building processes. You don't need to be an expert but knowledge is power. You need to research your contractor and get all the info you can. You need to talk to a few banks. If you are in Houston Texas there should be an abundance of builders. One thing I wished I did when I built was to control the check book. My bank released the funds to my builder in 4 equal increments. Once the final increment was released building slowed down. I was out of state half way across the country when most my construction was planned and started. My wife handled allot of the details such as carpet, cabinets, even the particular floor plan. I dealt with mostly the admin stuff between myself, the contractor, the county and the bank. When you build don't expect to get everything the way you want it. No matter how good your plan is you will change your mind on things. Expect and plan to go over budget and esp. over time. I went less than over 5% on budget put construction took a couple months longer than expected. I went over budget because I changed things, not because of poor planning or budgeting. I decided to increase the size of my deck and patio, I ended up having my patio and sidewalk concrete stamped with a rock pattern, I upgraded the wiring in my garage, decided to have a door way arched into the kitchen. These were all little things but they can add up. Even to this day I will walk around I find things that I should have cone different. Over all if was very stressful but rewarding. I love my home. One of my favorite things I did was build two garages. I have mine for my hobby and "regular" garage. I even added a sink for easy clean up in my hobby garage.

easy most metal manufacturing factories will have in stock stairs . your job will properly need between 3&6 steps .once attached to the structer a hand rail needs constructing,place the treds( bobs your uncle) easy see ya !!
