i have a small vacant tract of land in leander texas. it is deed restricted to residential, but zoned commercial. the subdivision (and deed restrictions) was platted before the city was incorporated.

You should talk to a local real estate attorney. You probably have issues with regard to the restrictive covenant for residential purposes only, if you wish to use the property for commercial purposes, allowed by the zoning. There are processes for potentially changing or overcoming such covenants.
