If this is good deal or not will depend on the market, geographic location and comparable houses in the same area. Appliances can be asked in the offer if they already have them in current home. Bar stools don't sound like a problem. Closing cost is good to get included. Overall, it looks like a good deal but expect that a seller will come back with a counter offer too (where all of these may not have been agreed by a seller). Good luck !!

Microwave, definitely. In our little dorm room its about the only appliance we have (apart from the mini fridge) so it gets used for any cooking we do from popcorn to those beautiful *sarcastic* microwavable soup cups.
