I pay $800 for a 2brm,1bath, all bills paid. but the apartments are not worth paying so much. we have cracked,leaky walls. Gnats coming from all the drains, ect.... Who or what do i need to call or do about geting the right price for where i live??

Most states allow you to pay your rent into an escrow account until the conditions are fixed. As long as you submit receipts of payments to the account, they cannot evict you. Check with your local government housing authority to get the specific details about this in your area.

You agreed to pay that rent amount when you moved in, the landlord has the right to lower or raise the rent, not you. If the place is falling apart then you can call the housing authority but the landlord can put the responsiblilty on you. Saying the apartment wasnt like that when you moved in. If it can be proven that you moved into this, the housing authority will require the landlord to repair the building but this may require you moving out anyway. Gnats from the drains? Thats because you are either putting food down the drain or not keeping it clean, (try pouring bleach down the drain to clean it)
Talk to your landlord about the problems in the apartment, go over your lease agreement if you have one (if you dont have one and its month to month, find a new place to live thats cheaper). If you are still intent on trying to lower your rent, call a lawyer but I am pretty sure they will tell you the same thing.

There is a law in Some states that protect you in such situations. It is called the Landlord Tenant act. Which says the landlord is required to fix problems such as pests\bugs, leaks and mold growth within 7 days of a formal complaint. If not taken care of you may vacate the premises, break your lease and get your entire deposit back.

Now, to get a lower rent for your place is a little more tricky, especially if you've already signed the lease. You can always talk to the owner face to face about getting a lower price. But legally they don't have to comply just due to the fact you are bound to the price you originally agreed. Therefore option 1 may be your best bet.

you should talk to your landlord about fixing the problems. And if you're so upset about the rent, you can't lower it any. You could get your rent amount locked in though, if you stay long enough. Many landlords are willing to do this for their best tenants.

If you're looking for a cheaper place though, you should search the papers and Craigslist.

I'd like to know what state you live in though, to pay such a great price. I had a one bedroom/one bath for nearly $1200 a month.

I seriously doubt that you could get your rent lowered. Document all the problems in your apartment and turn in work orders to management. If they don't fix them, you have the right to terminate your lease for unlivable conditions. If things are that bad, I would have already found a new place to live. From the sounds of it, the place should be condemned.

was it like this when you moved in?
yes...well, you moved into it what did you expect? did you sign a lease? are you ready to move out?
no....how did the walls get cracked? if he says you did it, he maybe able to kick you out and keep your deposit to fix it?

landlord is responsible for up keep, but not to repair your damage. if you are breaking things, he can keep your rent where it is and charge you for repairs,

gnats coming out of the drains? if you clean your sinks once in awhile, the traps are designed to stop smells by having fresh water in them. gnats don't live in fresh water.

$800 a month is more than enough to by a house in many parts of this country, but i don't know where you live, so i can't comment on your cost. i will say if you don't like where you live, move.

You are the one who agreed to pay the amount. You either have to pay it or move. The government cannot control rent prices.
