The soil is full of weed seeds. You have to kill them. You can buy the chemicals at the plant store. Do not use anything that overfertilizes to kill the plants or you will have a worse problem. Do not try to water this stuff in too much or you will wash it away.

You can get some plain bank sand to put on top of the lot. About 4-6" might help to suffecate the weeds and provide a base for new grass or beds later. Still do step one. Sand is pretty economical in most places and really good for this.

Apply a pre-emergent to help stop the weed seeds from germinating. This will have to be done every three months. You can just get a big container of round-up and spray the area when ever you see weed coming in. Do this when the growth is small, just stating to sprout. OR mow the area on the lowest setting you have on your mower and this will keep them controlled, eventually killing them off. Good luck

******* Hello, I am a Certified Master Gardener *******

You can:

Apply a pre-emergent to the soil to prevent most weed seeds from growing back.

The area (if not too large) can be covered with black plastic.

I am an organic gardener, and do not like to use many man-made chemicals. If weeds do come back in a limited amount, you could rototill the area every few months.

Put a 4 - 5 inch thick top layer of mulch.

I sincerely hope this helps you.

you could use a anti-weed mix ,but your best bet is to go to a hardware store and ask there garden person about it.
