I want to make an offer on a flat without the expense of a solicitor , I will use a solicitor if the offer is accepted . Also is it legal for me to send a copy of the letter to the owner as i have heard that some solicitors don't accept offers that aren't from other solicitors .

Since the Statute of Frauds started in Great Britian, I am guessing if you go to a large stationary store, you will find the forms you are looking for to use.
If your law is the same you may directly contact the owner, unless you have your own solicitor. They may refer it to their solicitor and that may still get it rejected, but you are not under any legal obligation to send it to their solicitor.

In Scotland, if the offer for real property is at least 25,000 you must communicate through a solicitor. Anything else makes the contract voidable. Frankly, the added expense of engaging a solicitor to make the offer will be negligible.

Please do the smart thing here. You will not regret it.

get a solicitor . things can go wrong and you don't want to chance a massive mistake.

lawyers are overly expensive and at times down right greedy but trust me this is an evil you really need for this venture

This is a big investment. You want this done right.

Hire the solicitor. It is the best investment that you can make.
