It's a contraction of "you-are"
"You are welcome"
so it's You're.

"You're Welcome" it's short for: "You are welcome".
While...
"Your" is a possessive pronoun such as: "Your house" or "Your name is beautiful" or "I am going to YOUR party".
-(Pronoun is the word placed before the noun: "Your house"; your is the pronoun while house is the noun)-
So...
If you say: "Your welcome" it doesn't make sense at all.
"Your...(what?) welcome".
The sentence is incomplete, not done, no sense at all...

"Your boyfriend is welcome to dinner with us." -or-
"Your friend is welcome to stay".
See the difference? Using "Your" now makes sense.

You're welcome..because if you said "your welcome" it sounds like you're saying that welcome belongs to you..so it doesn't make sense that way.

You're is the contraction for you are, the verb. Your is a possessive pronoun. Think about it.
