Can you factor "12x^2y-27y-4x+9" ?

12x²y - 27y - 4x + 9 = 3y(4x² - 9) - 4x + 9

=2y(2x - 3)(2x + 3) - 4x + 9

Now, there is a problem !

if it is 4x² and not 4x then it's equal to :
2y(2x - 3)(2x + 3) - (4x² - 9)
= 2y(2x - 3)(2x + 3) - (2x - 3)(2x + 3)
=(2x - 3)(2x + 3)(2y - 1)
