generally you want ot get a home where the first floor is garage area and maybe a guest room or a family room. You main living quarters should be on the second level in case of flooding or storm surge. common sense really. When the water rolls in you want your expensive items above the water line.

Think high...above sea level to account for flooding and storm surges. Also important are windows that are wind/storm resistant. Anderson Windows has some great options. Find a local professional architect and contractor who is familiar with building/remodeling at the seashore.
