houses w/ more garages appraise for higher value. everything else being equal --most home buyers will choose a 3 car over 2 car when comparing homes.
whether you get your money out of it depends on market conditions, but you may sell the home quicker in a tough market...

it's probably not any easier. once you have the 2 car garage, that's the key selling point.
However, since you're building a new home, you'll definitely add more value than it will cost to build.
And it depends on the price level of your home and the area. If everyone has a 3 car garage then, you gotta have it. If your house is $1M or more, then again, go for it.

Its hard to tell if you will get more money when you sell it, but probably yes. I would like to have a 3 car garage, just for the extra room--I have a 2 car garage and its a little cramped for walking around room when both cars are parked inside. If you decide on a 2 car garage make it 2-4 feet wider than the average 2 car garage.

Hi, It's freezing out side and pouring down rain! And the coming home traffic is terrible.I still have the laundry to do,not to mention cook dinner for everyone . I hate having to park out at the curb! I'll have to carry the grocery's in the rain,and every things going to get wet! And man, Don's probably parked in the garage,so now I won't have room enough to to get the laundry done! Now, wouldn't it be nice to have a roomy three car garage, that you both could park in? Plus room for a washer and dryer big enough to get all those clothes done in a jiffy so you could still have time to relax before dinner? I want a three car garage now. Get the point? Byee

It would be best to ask a reality from your area. Not all cities and states are the same about garages (Out here in the west, we do not need garages).
