I was thinking of doing one for a prospective renter, but on the other hand, there is no guarantee that the rent will be there every month. I have checked with past and current landlords, and they don't have any problems. What are your feelings?

I run them, they give you a window into the person, if they have evictions, allot of outstanding debt better to stay away

but if they have minor credit problem because of medical etc, and have a good long time job then i would not use the credit as the main factor

Credit checks and criminal checks are nice, but cost money. If you have an upscale rental, then they should be considered. However, if the rent earned doesn't warrant it, you should not waste the money.

The best defense against non-payment is a good lease and a good lawyer.

I also run one. The drama level has decreased since I started criminal background checks.

The credit and background checks I get cost $50. I charge the prospective tenant that cost as an application fee.

After having a place trashed to the tune of about $15,000 I ALWAYS get both credit and criminal checks. If they won't sign off, I refuse to rent to them. If anything major turns up, I refuse to rent to them. I'm not running a charity.
