do you pay a monthly/yearly maintance to this company
if so check what there responsabilitys are it should be in your lease agreement, if they are not doing the maintance set out in the lease agreement take a copy to your local citizens advise, they have a responsibility as landords and laws are there to protect tenants

you should start off by asking the landlord to do the repairs, then if he/she refuses you have a case to start causing trouble. they can't really be expected to sort it if they don't know there's a problem.
