There are some great suggestions on here! Really is up to what you like to do. Are you a student there? You say 'near'...is there something lacking in the area where you live that university people would want? What about the businesses that are already there? Are there things that they are needing, services that are lacking for them. Go, ask 'em. Pick their brains for what they would like to see in the area.

Open an "exam prep" service. You start by collecting sample tests and study guides from different classes and different professors.
Then offer copies to students getting ready for mid-terms and other exams in the respective courses.
Offer discounts or freebies to students who provide completed, scored tests from different classes in order to build your inventory.

An errand running service.
Many students don't have cars and/or time and/or don't know their way around.
Offer a package weekly service for snacks, food, cosmetics.
Promote special gift buying (and wrapping?) (and shipping?) services around holidays.
If you want to get bigger than just you, connect with other service businesses to offer mending and other services.

I have a mall online. It is free to get your own mall online. Go to this website. http://www.mypowermall.com/Biz/Home/47128, I know that while in college shopping online is a requirement. :-). You could have them go to your website to get the items that they need. Just an idea.
