if your a tenent dont you legaly have till the end of the month to pay your rent?...& can they take your possesions or hold them till you pay on the third day or at all?

im mostly feaful for my cats that they will take them to the pound or somthing. = (

I am a landlord in CA. You need to pay by Sunday or he is evicting you, in which case you still owe the money but won't be tossed out for 30 days from Monday, the earliest he can file your eviction.

You do NOT have until the end of the month to pay your rent! It is due when it is due, which is usually the 1st, and late the very next day.

And no, your possessions can not be taken. They are locked up for 60 days after you eviction. You can pay the money you owed plus 1/30th of your monthly rent per day for your stuff or they can sell it, throw it out, whatever they want.

The sheriff removes you and your cats from the house upon eviction. If you are then homeless you may want to take them to a shelter.

Rent is due on the due date and is late the next day. Your contract may give you a grace period before any late fees are due. The landlord can start eviction proceedings with a 3-day Notice to Pay or Quit as soon as the rent is late. You do NOT have until the end of the month to pay your rent unless your contract states so!

When the 3 day clock starts ticking depends upon how the notice is served and the local rules and laws. In CA, if it's mailed by ordinary first class mail it starts 5 days after the date it's dropped in the mail. Weekend days count for the 5 days, but NOT for the 3 days once the clock starts to tick. Notice mailed on Friday would start to tick on the following Wednesday and would run out at midnight on Friday night.

If service is made in person or by posting on the property, the 3 day clock starts to tick the next day. Weekend days do not count, so a notice handed in person or posted on the property on Friday starts to tick on Monday and runs out at midnight on Wednesday night.

Once the 3 day notice runs out, the landlord may file eviction proceedings. In CA, that will be in Superior Court. In CA it takes about 30 days to complete an eviction for non-payment in most cases. If eviction is file against you you must respond very quickly to preserve any rights that you may have. You typically must respond in writing to the court within 5 days. If you fail to respond in a timely manner the landlord will get an automatic default judgement against you.

It counts on Monday not before, weekends do not count. And besides a 3 day notice means you have to pay, and if you dont the landlord will evict you, and that process can take several months and cost him money.
Are there problems in the house that your renting that is making you refuse to pay the landlord?
Pay the rent, why be homeless, but if you cant afford the rent then if he evicts you then you can then get help from welfare. They can give you a one shot deal or something to pay back the rent if your falling on hard times.
If you have the money pay the rent, remember landlords have to pay there mortgage, and have other expenses too.

Pay it, consequently that is the only right thing to do.

If notice was served on Friday, the three day starts from Friday and ends on Sunday (inclusive). Subject to rental contract ususally payment of rental charge starts before the occupation period meaning you pay upfront.

I wouldn't push the button if I were you, I would pay the rent before you find yourself out on the street.

If you don't have money for rent, I would assume you don't have money for an attorney either.

Pay it.

If the landlord evicts you then it is called UD i.e. Unlawful Detainer & there is a registry that goes & puts in its file. All apt complexes generally get their subscription & get the results from them. This UD remains in your file up to 10 years.
Some people don't understand & it will cost them dearly in the long run.
I always pay my bills as soon as they come. Because I have to pay today or after 2 weeks the same amount. If I miss that deadline then my credit every thing goes down the drain.
Always all notices start counting the next day. The Saturday is also counted. If the 3rd day falls on Holiday or Sunday then the next working day is 3rd day(deadline).
