now if the tenant im having problems with .if they did not sign a lease when they moved in does this help me in any way can someone help me with this im at my wits end

Different cities have different rules on what you can do. For example, where I live, it technically doesn't matter if there is a lease signed or not. You allowed someone to move in...now it's considered their home and you'll have to treat them as a tenant. Give them an eviction notice with 30-60days to move out. If nothing happens, seek the courts help to order them out (could get expensive for you).

Live and learn. (oh, don't bother shutting off the power/water. The cops will lecture them for not moving out but will still side with the tenant).

How in the hell did they move in without a lease? If they sublet from a different tenant, the original tenant is responsible. If they just moved in with a tenant who then moved out, they have no standing and can get tossed out, since they are basically squatters.

If they don't have a lease, all you have to do is give them a 30 day notice to leave.

They have the authority to deal with it , we don't .

Or do the superintendents have eviction authority where you live ?
If so , evict . . .
