I hope that makes since. I want to use the basement as my bedroom but I heard it was illegal if it had a water heater in it, at least thats what I thought I heard. I hope somebody knows! +.+

The water heater is gas and vented in the basement, but there are the sides for it to go out of, if you understand. Flamables are far from it because it is a pretty decent size.

Prohibited Locations
Gas-fired water heaters , which depend on the combustion of fuel for heat, shall not be
installed in the following locations :
1. A room used or designed to be used for sleeping purposes,
2. A bathroom,
3. A clothes closet, or
4. In a closet or other confined space opening into a bathroom or bedroom.
Exception: Direct vent water heaters.
5. Water Heaters shall not be installed in attics or other spaces where damage
may result from a leaking water heater, without installing an approved safe
pan beneath the water heater with a minimum ¾ inch drain to an approved,
readily visible location.
Where not prohibited by other regulations, water heaters may be located under a stairway or
landing.
so in answer to the question its not legal if its gas.............

Don't put a bedroom in a basement unless you have an emergency exit in the case of a fire. If your trapped in a basement where furnaces and water heaters are your as good as cooked. Just make sure you have a way out.

I can't imagine what would be illegal about it. I looked at an appt. once that had the water heater in the bedroom closet! Not illegal....but I don't think its very smart to hang all your flammable clothes up next to one.

IS THE WATER HEATER VENTED TO THE OUTSIDE OR ARE THE FUMES BEING VENTED INSIDE THE BASEMENT. I THINK YES IN THE FIRST EXAMPLE AND NO IN THE SECOND.
