the thing is the rent is great!!! i just want to know what i can do to keep the apt. would i have to sign the lease? would i have to deal with brokers? i want this apt. so much!!!

You are considered a tenant if you live in the apartment even though you are not on the lease.
You need to find out if your dad's friend's lease has a sublease allowance clause and simply get a sublease from her and continue your occupancy now as a tenant and not merely a tenant holding over without permission if she leaves.
If the lease is silent to sublease you can go ahead and get a sublease from her but you would both be still responsible for the original lease.
You can go ahead and contact the landlord and ask for a new lease with you as the renter.
In the worst scenario don't stay without a lease.

She is responsible for finding a replacement if the complex allows a sub lease. They may not. In which case you would need to move. If you can afford the place by yourself, then sub let it from her. If not, maybe you can work something out with the landlord to find a new roommate.

You'd have to talk to the landlord if you want to stay after the current lease expires. Then, if you qualify, you'd have a lease in your name.

well you would have to ask her dad if he will leave the lease under his name or you will have to find somebody else to get the lease on thier name for you...I'm assuming you can't
