First you need a professional cleaning service in and then you need to buy a steam cleaning machine to handle the high traffic areas in between the professional cleaning. I have had a steam cleaner for years and use it monthly and there is just two of us now. You wouldn't believe the dirt it picks up just from us. I have a Bissell and it works great. Make the investment. You will be happy.

I own some rental units and have had to deal with tenants leaving dirty and spotted carpeting for years. I have had professional carpet cleaners and done it myself on different occasions, but the best product I have found for removing spots - and you can use it over a larger, more widely-used area as you describe - is ChemDry® Professional Strength Spot Remover. (I have no connection with this company - I've only used their product). You can only buy it from a ChemDry dealer, but you can do a search for a franchise in your area. The cost is about $10 for a 22 oz aerosol can.

I also recommend for a heavily spotted area, instead of following the can's directions, let it soak in for a while, then use a brush to rub the stained/dirty area, then spray it a second time.

This stuff works MUCH better than any carpet cleaning product you can buy in a hardware, grocery, or drug store, or anywhere else that sells this type of product. I've tried them all.

An Oxy clean/ water solution has worked well for me. (The mixing instructions are on the package). When you get it clean, a plastic carpet runner will help keep it clean. A steam cleaning is the best solution, it is easy to do yourself. The machines are usually available for rent at a home improvement store, hardware store, and sometimes a large drug store chain (Discount Drug Mart). Call around they are called "Rug Doctors" in my area. Make sure you also buy the cleaning chemicals for it.

unfortunately all the home solutions may be the problem.time to call a pro.Just remember never use soap(or any thing that suds up) in a carpet it will cause the carpet to get dirty real quick.everything that can be purchased or made up at home is damaging to the carpet fibers and the backing.even the rental carpet cleaners are junk(the cheapest one I got cost 7500 and I would never let it be rented)

Bissell makes a good cleaner for pet stains called "Pet Odor & Stain Removal". I use that for cleaning my rugs, and it really does a great job on all stains, not on just pet stains. I usually rinse my carpets with clear water after shampooing, and it gets out more stains and odor, along with excess shampoo. I've tried lots of products, but have found that this one really works well.

I used this stain remover product mixed with some water and applied it to some black streak marks on my beige carpet. Within a few minutes it was gone. If you want to learn more about it, check it out here:

Call in a professional.

After it looks the way you want it to look, put down a see through runner usually make of heavy plastic. Check this out with a carpet company.

Use a little Oxyclean in your water. Some steam cleaners have separate soap containers and water containers, and some have an all-in-one. Whichever yours is, just add some OxyClean, and use very hot water. Once you make the spraying pass, allow it to sit about 30 seconds before you make the extraction pass.
