can someone give me a good mortgage company to contact?i need a fixed loan instead of arm

Start with local lenders. Community banks and credit unions have a vested interest in the financial health of the community and are your best first stop. After that, the major lenders such as Ditech or Countrywide are dependable and offer good customer service.

You'll probably see some posts here from spammers and scammers inviting you to contact them -- don't even think of dealing with that scum! Most of them will drain your bank and you'll never see a loan. The few who are actual brokers or lenders are proving by their posts here in violation of the CG and TOS that they don't care about rules and standards and therefore shoudl not be trusted with something as big as a home mortgage.

This is a pretty big investment, a huge decision.

Why take a recommendation from a stranger here?

Why not talk to people you know and get a couple of referrals, from people YOU know that were satisfied with their loan source?

Or why not talk to folks you know in related professions that can recommend someone, or at least tell you what to look for in a loan source? Lawyers and realtors are a good place to look for a quality referral.

If you ask here, you're going to get someone's cousin who just went into the business, who may want to sell you another ARM.

i've used directlendingplanet.

online lender had the best rates and the best fees as far as local lenders once you close your loan local banks sell your loan anyway! get the best rate you can get and pay the lowest fees! if you have a fixed rate you will have no problems!

the lender below save me huge $. I'd use them again my rate was much lower than my local bank and the other estimates and no suprises when we closed

Curt, every one recommended here, short of the shore one (which I don't know about) are scams regularly running here.

Use a local lender, who you meet in person.

My favorite lender is Wells Fargo, they have great rates and wonderful customer service. I am even late sometimes as I can't always collect my rent in time, and they have NEVER reported me late to the credit bureaus. I just call them up and let them know I need a couple more days and things are cool.

Curt, I strongly urge you to use a local lender. There rates can be just as good as the internet companies tell you, but if something goes wrong, you want to be able to walk in their office and resolve it. You won't be able to get internet companies on the phone. Trust me.
