I'm just finishing the basement of my 1600sqft home. I was wondering if I should put in a 3/4 bath or a half bath?

What would the difference in resale value be?

I currently have two full baths (ensuite and guest) and one half bath (powder)

I disagree with another commenter that it is overkill to add another bath in a home your size. Often a home trhis size is home to a family consisting of several children. Extra bathrooms are a stress eliminator on school days, parties, etc.

Also, you could install an Egress window in the basement and turn it into another bedroom complete with its own bathroom. Perfect for a teen or mother in law apartment.

Bath additions (not to be confused with remodel) usually recover the price it cost to add them upon resale.

I would defenitly install a 3/4 bath since it makes it possible for complete hygiene rather than just washing up. A half bath would only allow a guest to use the toilet and would make it so that they would have to travel upstairs to shower.

Do the 3/4 and make it possible for a true guest bedroom.

Without a HUGE addition to any selling price; is that the reason for the remodel? If it was my house; I'd probably spend the extra few dollars to do a more valid facility. The cost difference would be neglibible. Obviously the VENT/Sewage plumbing might be your greatest issue.

These are only my opinions; but if I was a buyer, and the finished basement was at all a reason I chose Your house; with a bathroom in the basement; I suspect it would be a personal choice for me. I can't believe that a basement facility NEEDS more than a sink and toilet; but as I said; since the plumbing has to go in anyway; you could spend another dollar and add a shower. I just don't strictly see a need.

Another thought; and again with no offense. It may largely depend on HOW MUCH space your finished basement adds to ACTUAL living space, and a buyers notion about use. A 1600 sq.ft. house with 3 baths is likely a bit of overkill. In 1600 feet TWO decent sized bedrooms would be likely. 3 would be tight, and to have any number of people more than 3, inhabiting the home, would be cramped.

If in fact the basement issue adds 1000 sq. ft. or so, and any buyer decides it can be LIVING space: IE: Bedroom; PLAY room, then it may be worth adding a bath.

If you are doing the work yourself you will get your money back at sale time. If you pay a contractor I doubt it. People aren't expecting a 3rd bath in a house that size.

If your basement has a bedroom in it than i would recommend 3/4 which i assume is shower sink commode, but if only entertainment than half is fine....

easier to install 3-pc washroom in the basement. no impact on the real estate value.
