Thanks. Here's what I've gotten so far:

x^2 - y^2 -2x - 2y
x^2 - y^2 +2(x+y)
((x-y)(x+y))+2(x+y)
...

You are on the right track, but have made a mistake with the last two terms

x^2 - y^2 -2x - 2y
(x^2 - y^2) -2(x+y) ...see how this is different from yours?
[(x-y)(x+y)] -2(x+y)

and then then factors further since you have two terms with a GCF of (2+y) so you get

(x+y)[(x-y) -2]
(x+y)(x-y-2) and you are done
