Just find properties For Sale By Owner.
My mom just started wholesaling and got 2 properties under contract her first week.
Owners don't care how you get the money. They just want out and now!

Not sure what you mean by "get around pre-approval letter." If you are asking if you can see houses without a pre-approval letter, the answer is yes. If you can show the means to purchase the house with cash, any realtor will still show a home. You must be qualified to purchase the house, if you can qualify without a pre-approval letter then you can see whatever home you would qualify to purchase. If you are using a hard money lender, you could get financial information from that person demonstrating your ability to purchase the home.

Do you mean that you want to be able to get a seller to enter into a contract with you, take his house off the market for 30 to 60 days...... based on "Really, I can get a loan. Don't worry about it."?
That places you in a TERRIBLE negotiating position. GET the pre-approval letter and submit it with any offer. It makes your offer worth more.
When someone comes to buy the house that you intend to flip, what will you require of them as proof of being qualified for a loan?

Did you mean , you did not want anyone to know your lender source, and you are a mortgage broker? If that is your question, then you can produce a Pre- Approval letter on your company's letterhead, w/ disclosure of verification. Hopes this was your question? Good Luck!
