Your sensor is probably OK; usually when this happens it is because the control has gotten out of adjustment and the unit is trying to push the door too far down (trying to penetrate below ground level) the sensor detects this increased resistance to further movement and thinks something is caught in the door, so it opens again. On the Chaimbelerlin model I have, the adjustments are under a small pannel on the side of the opener unit; for how far up or down the door goes and there is a torque setting. Try tweeking the door down setting first. Also check that there isn't anything hindering the door movement right as it gets to the bottom. (Try dissengaging the opener and slowly opening/closing to see if any binding just as it closes.

Perhaps it is going down too far. Many have a safety device in the bottom seal so if the door closes on something, it automatically goes back up.

You"ll see 2 adjustment screws on the unit, back off on the down adjuster, it" trying to go to far down thats all and the saftey relay is sendind it up. It" a very easy fix.Good Luck

micro switch out of adjustment,
when the door hits the bottom there should be a micro switch on the motor unit to stop the motor, or a timer setting, best to call the mafactures for repair,

Big city has it all right just take it a little bit at a time 1/4 turns at a time till it stops where u want it to. good luck

the belt/chain may not be properly adjusted, if that's the case the opener thinks it's hitting somethin it's not supposed to(it's closing too far)
