My husband and I own a home in Colorado. We are currently renting it out because we could not sell it. The rent we are getting covers roughly 75% of the mortgage. We now live in a different state and are currently renting to own a home. We also have roughly $400 a month in credit card debt.

To make matters more complicated, the home we own has a 5-year ARM set to readjust in May, what should our focus be and what do we have going for us?

You may have to reduce the price of the house significantly. When you said that you can't sell the house I assume that means at the your asking price you weren't getting any offers. If you subsequently lowered the price of the house, you may not have generated any additional interest because the house had been on the market too long and had become stale, where realtors are no longer interested in showing your home. Assuming it has been a while since you house has been on the market, you may want to try and put it on the market again at a lower price. The lower price will attract people looking at other lower priced homes and will help your house sell quickly.

Other factors that may have contributed to your house not selling may have been issues with the home itself. If there are ways that you can make your house more cosmetically appealing to buyers for little or no money I would try that too. Certainly, the house should be clean when you go and try to sell it. This can be difficult when renters are occupying the house. It may be necessary to not renew the lease the next time it comes up.

This is going to sound awful, but bring it up with your financial advisor: Take out a second mortgage on the house and use it to pay off your credit card (then tear up the credit card). These have usurious interest rates only permitted because the legislators have been bribed to allow it. Use the rest to pay off your student loan.
Now consider letting your other home be foreclosed upon. Most likely its value is low compared to your loan.

Additional: This is about your economic survival. The tenants can find another place to live. Alternatively, let them buy your old place for just enough to get you out of there and pay your debts.

It sounds like you may be in over your head. Maybe not, but either way I would be looking for the advice of a CFP. A good financial planner can point you in the right direction for your needs.

As a banker my first answer is to refinance. That may not be the best option for you right now. Make sure whoever you talk to is an independent financial planner and has no vested interest in what you do or don't do.
