2x(3y-5x) + 4xy - 8x^2
6xy - 10x^2 + 4xy -8x^2
-18x^2+10xy
2x(5y - 9x)

first we have 6xy-10x^2+4xy-8x^2
group the xy
gives
10xy-10x^2-8x^2
group x^2
gives
10xy-18x^2
now divide both sides by the common factor 2x
gives
2x(5y-9x)

hope that helps
