There is a couple of ways an appraiser would look at it. One is functional obsolescence as this is the only bath without a tub, so you only have a 3/4 bath and is it curable or non curable (if the cost to add a tub more than the incressed value then it is non curable) and that is a form of depreciation. 2nd anyone with young childern would not buy your house, a young child does not take showers and a lot of women like to take a bath. Depending on the bathroom, I would take the cost to install the tub with a shower and take that amount off the appraisal if a tub could be installed and may not be due to space, then I would have to calculate out the depreciation. Now to answer your question yes only having a 3/4 bath will decrease the selling price.

With a one bedroom home, you are probably not going to be selling to anyone planning on having children any time soon. However, older individuals or childless couples may be very interested. Some people have trouble lifting their legs high enough to get into a tub, or trouble standing up after sitting in a tub. They may prefer a shower, whether it is big enough for a small shower seat or not.

Check out the area and define your target customer.

YES YES YES YES YES. The value of a home has alot to do with kitchens and baths. Homeowners want options. No tub equals no option.
What if potential buyers has a child (newborn, infant, toddler) that is too young to take a shower? You've just lost yourself a deal or two or three.

Actually not really. It may decrease your opportunities of selling it (if a buyer needs/wants a tub). But the tub vs. shower doesn't play a role in the price of the home on a level that you would notice.

The Drew said it would decrease the number of potential buyers, but not the price. This statements or mutually exclusive. Less demand (aka fewer buyers) = lower price. This is Economics 101. Actually, if you can't understand that principle, you probably can't get into Economics 101.

Well, people with young children will most certainly pass on the house, because it's hard to bathe a child in a shower without the inconvienence of getting soaked yourself. I, like most women, like to take baths to relax, so your pretty much stuck with the single childless man.

it depends on where you live cuz in CALIFORNIA its so hard to find an apartment with rent under a $1000 dollars with just one bedroom so yeah besides all that i dont think the shower feature will make a price difference
