I am single and would like to find a property within reasonable distance of charlotte. I would like to keep my expencis as low as possible, but the house should be liveable, or close to liveable. I am equipped to renovate, and repair as needed.

Check this site for foreclosed HUD homes: http://www.hud.gov/homes/index.cfm

You will still have to have a real estate agent. Get one knowledgable with the HUD bid process. There are all sorts of little ins and outs to win the bid.

Call a realter and tell them what you are looking for. All of the listings wont say "handyman special" but they may say "renovations needed" or "listing based on property value". Look for things that would suggest that the house is not perfect and you have a good idea of what you need. Check all the sites for all the realters, and also call one and see if they can show you something. You do not pay them to show you houses unless you buy. Good luck.

Call a Realtor and tell them what you're needing. You may also want to look at what some call "investor's specials", but keep in mind the house will need to appraise for high enough to support the price of the loan. Also, make sure you know what kind of a neighborhood you're buying in because some neighborhoods in Charlotte have pretty high crime.

Put an ad in the paper, or join a local real estate investors club. You'll get more leads than you can handle, I guarantee it.
