Take a look at your choices and choose the one that would be the hardest to install at a later date. Someone wrote in the other day and asked about having a deeper than normal basement in their new house. This is a one time shot so I told them to go for it since it could not be done later.

You can spend an arm and a leg on high end appliances that are really not much different than the average. For example, Jenn-Air is made by Maytag. Take the filter off a Jennair and it says Maytag on the inside. I may have the companies mixed up but the concept is good. I would get a good sized refrigerator. Other than that, just quality throughout and no "luxury" items.

If you are including appliances in this I would say a stove. If you just mean the house I'd get really nice doors inside and out. We got cheap doors for our rooms, closets, and going in and out of the house and now are in the process of replacing them. Granted, it has been 30 years but they never looked very good. If you mean a fun luxury item totally unneccessary then my choice would be a fancy bath tub with a whilr pool.

Do you mean in the house like a table or a room in the house? Item in the house for me would be a table & chairs so I could eat at the table & have friends over & it could be used as my temporary seating. Make the table look inviting by decorating it & possibly a rug under it for a balanced look. You like the quaint look so think about Shabby Sheek. For a room, I'd always go for decorating the kitchen or main bathroom. Good Luck Mel.

Windows. Incredibly important. They can either make or brake you in the winter monetarily. If you put in good windows, they will pay for themselves within the first two years. Another thing that I would "splurge" on, appliances. If you get Energy Star rated appliances, they save you big money in the long run and are usually tax deductible.

I have all ways felt that the kitchen is the most important room in the house. It seems to be the gathering place. I would install good quality cabinets with thick drawer bottoms and a good counter top.

energy efficient appliances not necessarily the most expensive,good counter tops,not laminate,the kitchen and bath rule the home make them a place you want to be not just a place to get things done.Other than that a theater room would be nice and yes add landscaping in stages so you enjoy your new home inside and not.Good Luck to you.

Tile, I hate linoleum. When we bought our house the first thing we did was tile the floors. It made a huge difference in the look and feel of the house.
