You can't terminate it w/o penalties. It is a legal and binding contract, just like any other legal contract. There should be a way out of the contract listed, about 2 months rent is fairly common.

You really can't. If your lease has a termination penalty, that will be the limit of your liability. If not, you'll be liable until the landlord re-lets the place or until the lease expires whichever comes first. In many jurisdictions the courts have ruled that 2 months is enough time for the landlord to place a new tenant so that MAY limit your liability.

Read the lease.
There may be penalties, but typically, the renter has some rights.
Aside from that, talk to the landlord. A lot of the time they will let you out of the lease without too much trouble if they can rent the apartment in a timely manner.

Contact the landlord and explain your situation. Sometimes, if the unit is rented quickly, you may be freed from the lease requirements. Otherwise, you must pay the remainder owed.

Im not to sure but if you were to leave early you would be going back on your contract and might get away with just losing your deposit.
