Can't believe it lasted that long.
Get a new one. If you repair, you'll just have to keep doing it, and it will end up being the cost of a new one.

Without seeing the roof it's difficult to give an exact opinion. Concrete tiles can be replaced if you can get replacements or repaired as someone else on here suggested if they are just damaged. The chimney gaps can be fixed by either new lead flashing or cement or both. As for the felt it will depend on how badly it is damaged, tears can be repaired from the inside or if they're bad, the tiles can be removed and the felt repaired form the outside by cutting the old piece out and replacing. I would only reroof if it is really in need of it and a last option, my last house had a roof which was over 100 years old and was fine. I think a lot of the answers on here are from america where a lot roofs tend to be made of a thin felt tile type of tile.

check out redland roof tiles on the web.
redland are like the rolls royce of concrete roofing tiles. the longest guarantee they give on their concrete tiles is fifty years.
if you start spending money on repairs, you would have soon paid the price of a new roof without getting one.
the only thing you'll have is a roof that looks similar to a patchwork quilt.

I'm surprised that you have a lot of cracked concrete tiles..they normally last a lot longer ...in fact most 50 year old roofs are in good nick ..i expect you to see daylight through the roof in places ..but if the roofs not leaking then why replace it ...unless of course you want to ..if you do make sure whoever does it uses a breathable membrane ..most of the tiles will be reusable

Are you sure that they're concrete? 50 years ago, they were just getting into the uses of concrete. If the tiles are still in fairly good condition, and only a few are actually "showing daylight", there is a product on the market that may help. It's an epoxy mixture formulated for the repair of concrete which has cracked, (concrete cracks, it's just what it does, when its crystals continue to tighten). Try this, before getting a new roof, as the epoxy is relatively inexpensive, and is easy to apply, using a type of caulking gun. Good Luck.

Considering all the cracks and torn felt its probably time, I would get the opinion of a lisenced roofer before I made up my mind. Gaps around the chimney are usually solved with flashing. Good luck!

I would go straight to a casino... you are one lucky SOB. I can not believe a roof lasted 50 years. Don't even think about repairing it, you will open a big can of worms. Get it completely replaced. You got your monies worth out of this one!

50 yrs? Most roofing material only have a shelf life of 30 yrs. and that usually is pushing it. You need a new roof and by the sounds of it the sooner the better.

Sounds like you need a new roof. When you are choosing the contractor, try to employ one whose work you have seen elsewhere & who comes reccomended.
