I am a single middle age man recently relocated to Florida. I have narrowed my search of possible homes to two.
One is a 2 bed 1.5 bath condo 5 minutes from the beach and 20 minutes from work for $800.00 completely remodeled inside in an eight story complex but the unit I would be renting is on the ground floor behind the pool.

The other choice is a 2 bed 1 bath house again 5 minutes from the beach and about 20 minutes from work for $900.00 but no pool. I do like to swim and can not always swim in the ocean if the waves are too rough but there is a community pool 10 minutes away....I know the house has advantages like more privacy but being a single person I may want the sense of community that may be possible to find in the condo complex. The house has a lease to purchase option but not sure about the owner he seems a little flaky.

Also does any one know how these lease to own things work?

Any thoughts?

Having the pool close is nice, but realize that with it, comes the noise of others using it. Being on the ground floor also is an opportunity to be a victim in break-ins and theft of property you leave outside. I never cared for shared living units. If the neighbor is a pain, nothing you can do. I like the privacy a house presents. Leasing to own needs a contract which has all the rules agreed to written out. Some can be vicious when it comes to being late with a single payment. Grace periods (as in a home purchase) are indicated in the agreement. An attorney should read this before signing so you know any problems that may occur.

Here in oklahoma it is called rent to own. The way it works is the rent is the payment to own. If you miss paying the contract is broken and you move. While renting to own here if repairs are needed you pay for the repairs and still make the rent to own payments as well. I've bought 2 houses this way.

flakey landlords can be a problem. I ought to know because I am one.

I would take the condo if you don't mind moving again in a year or two if you find something you like better.
