Ok, my husband, myself, and our 2 kids have been living in our apartment for 5 years.

About 3 years ago, my husband lost his job, and we were unable to pay rent for a few months. Sometimes we were able to pay a little, sometimes we weren't able to pay at all. My landlord was nice and willing to give us some time to get back on our feet. At one point, we owed over 3000 in back rent. And we were never at threat of eviciton, because our landlord was trying to work with us.

Finally after a few months my husband was able to find another job paying a bit more, and I got a job as well. All is fine until last week.

I got an eviction notice the other day because we are 9 days late on our rent. (we were going to pay it next week). We always pay (at minimum) our rent, plus some, so that we can pay off the remaining balance. The court papers showed that we owe 3900.00.

Yesterday my landlord sat down with me and we went through all the payments and came to a conclusion that we

owe 1850.00 before we pay our rent next week, which will drop it down to about 1100.00. Big stretch from 3900.00

She said she is going to meet with my husband and I tonight. Do you think maybe she is willing to work something out with us so that we dont get evicted.

And why do you think she's evicting us now when we only owe 1100.00. Why not when we were owed over 3000.00 in back rent?

Her financial situation might have changed just like yours did. A few years ago, she might have had a better cash flow and was more able to "float" you; maybe her money has dried up and she needs to have all the cash she can get for her own bills. It does sound like she is willing to work with you--- that is absolutely amazing and very generous of her--- so try not to get angry with her for doing what she needs to do. She probably filed the eviction papers so that the process was already in the works, should you get to the point where you stop paying again, but she can unfile them just as quickly if you two reach an agreement.

Surprised you where not evicted months ago. Get on your knees and thank GOD you have a landlord that has been that reasonable for all this time. No other would. And you are surprised with an eviction notice? After all this time? As another poster has stated seems like you have been taking advantage of someones good will. 9 days late and complaining it will be paid next week? They have bills too much of which is covered by the rent, and pay penalties when they are late. Sorry would kick you to the curb myself.

I'll be honest, I think you and your husband are taking advantage of the situation.

You are forgetting that not only are you failing to mee your financial obligation, you are denying the landlord of their income as well so that they may be able to pay their own bills.

The Rent, a place to live, is your NUMBER 1 PRIORITY. You pay that before you pay anything else. The reason you haven't been paying it, is because it's the only creditor that isn't threatening to cut off the service ie. eviction.

If you have to eat beans and potatoes for the rest of the month, then so be it. If both of you have to work swing shifts so both of you can work two jobs, then so be it. You have to do what it takes and going MONTHS without working? Sorry, that is laziness. McDonald's is always hiring.

Keep in mind, you need to do EXACTLY what this landlord wants from now on, because if you had been renting with anyone else, you and your husband and kids would have been sitting in a homeless shelter.

It sounds like you are lucky enough to have a landlord who is willing to work with you and help you out.

When you knew you were going to be late this month, did you call and let them know, and tell them when you'd be able to pay it? They might be concerned that you aren't following your agreement for paying off the overdue amounts.

this has to do with finance not romance:
I had a tenant just like you...she would pay her rent in 3 installments. eventually she stopped paying and it took almost 6 months to evict her (no rent rec'd)
