1 - What type of remodel ? hundreds of styles and people are veryyyyyy picky , right down to the color of the granite .
And if its an older home , will the 'new' kitchen stick out like a sore thumb ?
2 - Decks good if support system is professionally done .
3 - New roof good if it is fireproof and has a 30 yr warranty .
4 - In ground pools huge liability insurance wise .
Lots of people pass on homes with those unless it is Arizona and the 125 degrees over-rides the painful insurance bill .

Kitchen/bath/new roof. Depending on where your home is, putting in a pool can be detrimental. A deck is nice, but subjective to a potential buyer, maybe they want it bigger. So if I were going to put money into my home, I would: upgrade kitchen & baths, make sure all regular maintenance items are up to date, paint, clean, clear and buy flowers for the front door! lol Good Luck!

Definately the kitchen and bathrooms and one thing you didn't list is the floors. If you have carpet and vinyl, you should consider laying tile and hardwood.
