I wonder where you are from. It appears you have to decide which you want more, to be married to someone you feel no love for, and keep your share of your fathers things, though you may not get to keep your sister, or the two orphan kids because of him; or to keep your sister, your two orphan kids, and your freedom, at the expense of losing your fathers property? The answer seems clear to me that your freedom would be the way to go, but I don't know how you would be treated if you were not married. Maybe you could move to a freer country, so that men would not be given the right to decide what you can and cannot do.
I will pray for you, and hope for the best for you.
May God guide your decisions, and make clear your path.
In Jesus name.
Amen.

Stop listening to relatives. You are doing the right thing by preparing to care for your sister. It would be wrong for her to be abandoned by her family and left to the care of a home. I know of many kids with down syndrome who are high functioning. There are caring men out there who are willing to accept a disabled child and the 2 other kids. Maybe some internet site like matchmaker can help.

There was a TV show that had a kid that had Downs Syndrome I forget the name of the show, but that kid was the child of a famous college football coach, and so you see there is not a need for Downd syndrome patients to necessarily be institutionalized. Some would do it though for their own convenience which I believe to be morally reprehensible. I applaud you and as for the relatives, tell them to mind their own business!
