-Make sure your house is really clean and not cluttered. It amazes me on tv when I watch shows like House Hunters...and people leave so much stuff laying around. The less stuff you have laying around the bigger the rooms look. Usually they say not to leave a lot of picture frames out or kids artwork on the fridge.
-Make sure a lot of sunlight is coming though...don't hide windows behind drapes. Make the house appear as bright as possible.
-Bathrooms are usually important...so make sure it is in good working condition and attractive to the buyer. Use calm, neutral colors...get rid of toothbrushes, combs, shampoos, and any appliances you have out. People like to see the bathroom as a spa type environment.
-Make sure each room is clearly defined and has a purpose.
-Put flowers on the kitchen table.

Reduce the amount of personal items. You want potential buyers to picture themselves in the house, not you and your family. Less clutter also makes the space look bigger.
Neutral colors will help sell the place, so if you painted a wall red or something....make it a nice light khaki or offwhite. Create a clean slate for them to decorate like they want to. Plus, fresh paint makes everything look new.
Clean baseboards, air vents, corners where dust builds up, ceiling fans, windows, cabinets and doors, and appliances. The cleaner it is, the better things will go for you.
Take care of the yard and landscaping. Nothing ruins curb appeal like a shaggy tree, shrubbery, or an unmowed lawn.

put a fresh coat of paint on all the walls - white is the cheapest but a cream color looks a lot nicer. Also, decluttering your home - putting away all of the nick nacks and overloaded personal things is a good idea. Make sure you clean, of course! Declutter as much as possible and paint - it's hard to say w/out knowing what your home looks like - but w/ "stuff" less is more - you want people to see the potential of your house - so make sure windows are cleaned and not covered up by drapes or blinds - windows are a big point. Don't waste money making big improvements like new cabinets or new carpet.
Like others have said, CLEAN, CLEAN, CLEAN. Get rid of clutter and personal items. Fresh flowers and scented candles help make the place smell nice -- you don't notice how your house smells.
Best trick is baking cookies just before showing. Nothing like the smell of fresh baked cookies.

The biggest thing you can do is offer a reasonable price. I buy houses solely on value. I dont care about landscaping or how nice it is decorated. The little things don't matter to me. If you wan't to sell your house you just have to find out what comparable houses are listed at and match or beat their price.

fresh paint goes a long way . I think new kichen cabits as well . also make sure you home is neatly landscaped. good luck.
