I've heard it is illegal for them to ask for a security deposit, and first and last month rent all at the same time. I heard that they can only do first and security, or last and security, or first and last.. but not all together. Is this not the case in Georgia? I can't find the laws for this online. Thanks!

In GA it's up to the parties to negotiate how much the security deposit and rent is and how much is paid in advance. State law does not appear to affect this at all, unlike states like CA where it is strictly limited by law.

In Georgia the maximum amount that can be charged as a security deposit is equal to one month's rent. The other items are all negotiable. The landlord can ask for full payment for all months rent up front, first month, first and last, whatever he wants. As long as he does not designate the additional monies collected as a security deposit he is within the law.

Land Lord owns the building and charge whatever he wants ---that is the term of the rental agreement--- whatever he wants...
