If your LL has filed eviction proceedings, they are REQUIRED to refuse any payments until the eviction proceedings are completed.

Many landlords refuse to accept partial payments or if you have been evicted for a reason other than rent (such as being too loud or destroying property, something in breach of the lease), they would not accept the rent payment.

Yes. Sorry for you, they can. In any situation. If your lease is up and they accept a payment from you, then you become a month to month tenant. If they do not accept it. I bet they want you out. Good luck to you. Can't you just ask the landlord what's up? It's better for your sanity to know.

Why would they? Need more details. Could be that they are going to kick you out anyway.
