Agents did the references and reported back to us.This happened in Mid July and they wanted to move in last week.They also wanted whole lot of furnitures left behind,which we agreed.We moved out a week before,but on the day they were supposed to pay deposit/one month rent and move in,they phoned up the agents saying"due to unforeseen circumstances" they cannot proceed with renting it.
I dont know whom to blame and what to do next...
Any advices??

Was an agreement signed by your new renters? There should have been and a deposit for holding the property, which would have been non-refundable if they backed out. Check your state's laws about how much this deposit can be for next time. Your agent should have done this.Nothing you can do now. I would get another agent and make sure they know what they are doing.

Sadly neither the agent nor the prospective tenants are legally responsible, unless you had a signature declaring intent and had agreed penalties in place if the declared intent was unfulfilled.
In practical terms before any actions take place, one should have an agreement signed, you're agent should have advised you of this.
Your best course of action now, is to let your property as quickly as possible, after having sought proper advice on how to do so.
Look up the relevant regulatory bodies and use their recommended exponents.

I understand what you're saying here, but I'd rather that happen than they move in and find they can't find the rent. You'd be hard pushed to get them out without going to court and getting an order against them and that would be a nightmare for you. I reckon you might just have had a near miss here. I'm sure someone else will take it, but good luck with it anyway.

Get a decent agent not the chimps you employed, and be prepared to pay a proper fee for it letting fee at 10% and management at 15% plus VAT of course. Dont use agents who sell houses too, go to the specialists

Not much.
A deposit should have been tendered.
You can search for blame but it won't help to rent the house.
Look for another renter.

I don't think there's anyone to blame, sometime things come up. Maybe they lost a job or something.

The best to do is look for another tenant.
