You need a real estate attorney. There are all sorts of legal documents that need to be prepared.

If you have to ask that question, then you need a Realtor to list the home and refer you to a title company or a real estate attorney.

People should NOT be selling their own home unless they are familiar with the legal process without representation, unless you want to pack your entire house and find out on the day of closing the buyer's loan was denied two weeks ago and no one told you....it happens ALOT.

Or you can go through an escrow company. It works differently for each state but they will act as an intermediary between you and the buyers and provide all the necessary paperworks...for a fee of course.

hire an attorney that specializes in real estate. Sometimes realtors will prepare the offer for both sides for a small fee.
