I am new to the state of Nevada and recently found were my property manager tried to cover up black mold in my master bath. Can I legally terminate my lease without giving them the opportunity to remedy? My husband and I have only lived there for 3 weeks and this is just the final straw with everything that has gone wrong at this property.

You must ALWAYS give the LL an opportunity to remedy any faults with the property. The mere presence of mold, in and of itself, isn't a hazard that warrants an emergency response. There are only one or two types of mold that are regarded as toxic to humans and they are rather rare. The vast majority of all mold is harmless.

You must advise your LL in writing of the problem and give him a reasonable time to resolve the problem. Keep in mind that visible mold in a bathroom is the TENANT'S responsibility in most cases unless there is a water leak or faulty ventilation.

Document everything. Call the health iinspector first and let them tell you topleave. The landlord will have to repair the place and allow you to move or stay at another location.

Call in local health inspector. Document and take pictures of everything wrong with the place. You may have to talk to an attorney.
